It's an awful place to live. I lived there for 3 years, paid a security deposit each year and only got $90 back for the whole thing. The landlord is awful. She doesn't to know how to speak to people and is very rude. She made me feel like an

idiot. HOA is no help when it comes to dealing with them either. They don't care. If I could give negative stars I would! Do not live here! I will not live anywhere that has the same owners anymore. I refuse to give them my money.

I think my landlord (Jared Christensen) is great. I feel the rooms are a good size especially in comparison to other condos and apartments in the Orem area. Parking can be a pain at times and would be better if there were more places to park. It could also

use more cleanliness from the tenants. The condos are close to various shopping centers, Walmart, UVU, a gas station, fast food/ restaurants and the freeway so in that aspect it's convenient & appealing. There's decent storage. There are balconies on the top 2 floors/levels. As far as "LDS Standards"- that isn't a requirement for my lease which is great considering every other place that I looked at in the area was. I've resided here for over 5 yrs because I like the condominiums and my landlord. *My original comment was from 4 years ago. (It's 5/9/22 now) Since then I have had a negative and very off-putting/ harsh interaction with a landlord who is in charge of the tenants above me. (Lakeridge has main, middle, and top level) I can't help but wonder if this is the same landlord Calli mentioned in a review from 3 years ago. I have other concerns & frustrations from how this person (L.M.) handled a flood in my bathroom that was a result from her tenants above me. It would be nice if there was more of a sound barrier as some tenants can be quite a bit more disruptive than others. My star review has changed because of this, and other reasons with the exception of certain improvements & positive interactions. I would now rate it a 3 ⭐️ rather than the previous 4 ⭐️ I gave. I still respect my landlord and think he's the best. I can't speak highly enough of him for a variety of reasons. As far as landlords go- he's a dream and the ideal landlord. I've had some nice & prompt interaction from Liz in Management. Management did fix a damaged step fairly quickly after I brought it to their attention. I have noticed that the overall cleanliness and upkeep of the breezeways & other structural areas have deteriorated (as another 1 or more tenants have mentioned in their reviews). Overall the place doesn't look as good as it could/once did, and this is something both the tenants as well as the HOA can work on. Lakeridge has lost much of its appeal and I feel the tenants don't take as much pride in where they reside as they used to. I have noticed a wide range of people living here. There are single families with children, couples, as well as individuals from a variety of ages & genders. Some condos are rented out to singles of a specific gender. Some condos are privately owned and lived in by their owner(s). One of the major downfalls of living here is during the Winter due to the main road as well as the Lakeridge entrances being rather steep. It's not uncommon to see a variety of vehicles struggle to get to where they are wanting to go because of the snow/ice which in turn may result in them spinning tires, sliding and/or needing a "push" from others. This is 1 of the bigger negative aspects for me. It's something to keep in mind, anyway. There is an older gentleman who works really hard to shovel the snowy walkways in a reasonable amount of time. One problem myself & others have had in the last few years is with elm seed bugs entering around windows and/or balconies when it becomes warm outside- this isn't just an issue at Lakeridge, but also with other homes/residence around the state. They've improved the visibility of both parking #'s & Visitor stalls. Since my previous review, transportation & walkways have improved & expanded in the area. There is a bus route as well as scooters available to the public within a short walking distance to get to. As much as I once loathed having to be concerned about the tow trucks making their rounds, I now believe they might be beneficial in helping to deter property crimes if they make frequent rounds. I've resided here since 2007/2008 and I feel I can give a fairly well-rounded point of view. Every place has their PROS & CONS- hopefully I've offered enough information to help guide others to make the best decision for themselves.

Great place to live. The HOA is the reason I put a 2 star. They jump at every chance to raise the HOA fees and do little to help maintain the value. I had to insist they pressure wash the walkways in front of my condo because

it looked like someone was murdered there with all the stains on the cement. They ended up doing it, but the stains remained. I'm bummed to have sold it because it was a great place, but happy that I don't have to deal with the HOA anymore. The HOA fee jumped from $90 a month when i purchased the place in 2006 to $135 in 2017.

This is a good community with good people; at least it started that way. From what I have observed over some time is that fees increase, increase and increase some more but I watch on, overtime, as the services provided disappear or lack the quality or the frequency. It

costs more to get less.
