I love that all the repairs we’ve needed have been fixed in a day or two.
see moreThere’s design inconsistencies like different lighting, flooring, and cabinetry that works well for some and makes other rooms feel small and old. The cleaning inspections aren’t very thorough but if you keep your apartment generally clean you should be fine.
see morehappening regarding the complex. I have lived here for almost two years now and I’d stay another year if my schedule works out that way. They let me room with friends from my mission and it’s been such a treat to live with them! I will admit that the bathroom in the gym rarely has soap in it which could be managed better. I love it here though!
see morealways have spots for parking. Great quality living spaces for a good price!

see morebut for me personally it's been a non-issue.
see morestaff pre-move in day which would have been nice, but it wasn't that bad.
see morebroken. Our apartment had black mold and we had to report it 3 times until they actually did something.

see morethe back spots). You do have to pay for laundry at their on-site laundry mat, which is a bit of a downside. It's not super expensive though and if you avoid weekends it's not normally too busy. Their staff have been great and cleaning checks are every 3-4 months and not that hard to pass. Overall, it's not perfect but it's a great place to live while you're in school!
see morethey're super helpful and responsive. Management can be iffy about responsiveness depending on what the issue is. They're normally pretty easy to reach, but I have had times I have to pester them a bit. I've rarely had an issue that needed management involvement however, so you don't deal with them a ton.
see morespace to add storage stuff if needed. It's mostly lacking in hall closet space and bathroom space if you have a lot of bathroom stuff.
see moreshared room? absolutely garbage. I have yet to see a dishwasher here that works. They are always broken, filling up with water. When you request maintenance, they just tell you to run the dish washer once a day. I swear they get the maintenance workers off the side of the road. The hot tub is constantly broken, but instead of fixing the ancient equipment, they decided to put in an outdoor fireplace. I swear a child can run this place better. The only reason I have been staying is friends. But if you are looking for a place to stay, steer clear of raintree.
see moreshady things like give some people money back for some things and then make them promise not to tell anyone
see moredoesn’t flow to the rooms. It’s hot in the summer and cold in the winter in our bedrooms.
see moregood luck finding them then, because they are never there.
see moreforward to going in and talking with the staff every so often!
see morebig enough for all the roommates, the pantry feels a little narrow but other than that the quality of the apartments is great! The property is very clean and looks great as well.
see moreYou park far away in the general parking lot, for me in Building 1 it's about a 5 minute walk just to get to my car and I have to pay $25 to park over there. And even with the general parking pass, there's no guarantee that your car won't get towed. My roommate had a general parking pass and her car got towed while she was in a general parking spot, she had to go pay over $200 to get her car back and then go to court to get it appealed when she did nothing wrong. The apartment also constantly has clogged drains, caulking that desperately needs be redone around the tub (because it's gone as of right now), a ridiculously loud a/c unit, and the walls are paper thin, you can hear everything everyone else says through them, even with doors closed. The pictures online also showed cabinets below the island/bar counter, but there is nothing there which means all our larger appliances have to be stored on the counter or under the sink. There also are only small 2 drawer dresser things per room, so again unlike the online pictures, you don't get a full dresser, they took those out of the apartments and now they're sitting over by the office, outside, getting worn out by the rain. We also were provided with only a small trash can for our kitchen and no other trash cans, plungers, brooms, shower curtains, or toilet brushes, so we had to go purchase our own. There are no working vacuums in the apartment or to borrow. Also, to do laundry, there's a laundry apartment you have to go to and it costs about $4-5 per load last I checked. Essentially, there's lots of perks, but the apartment itself isn't great and it's kind of a money grab, there are lots of fees so when the website says it's $450/ month, it's actually more like $550-$600 depending on the month and aside from the basic furniture, you purchase all other necessary items for the apartment yourself. I will say however that the maintenance team is amazing. We put in a bunch of maintenance requests and they were there within minutes and they fixed stuff we hadn’t even requested yet.
see moreoccasionally rude, but that doesn’t go for all of them.
see moreregardless of if you have a renovated apartment or not. My apartment didn’t have any storage under the counter like the pictures showed, and the apartment frequently smells bad. The stairwell areas are always disgusting and sometimes the property isn’t well maintained ex leaves aren’t picked up so everything gets super muddy.
see moreand it's nice that the BYU shuttle and a Provo bus have stops right by the apartment entrance. Overall I would definitely recommend living here!
see moreand pretty.

see moreget, you might wish you had a different apartment. Bedrooms are medium sized, each person gets 2 drawers each which isn’t a lot, and only half of the beds are tall enough to slide the dresser underneath, you might want bed raisers, and you’ll probably need to bring your own shelves or drawers. The new kitchens have lots of cupboard space, and have newer nicer stoves, but if your apartment hasn’t been updated you’ll need to bring in more shelves, and the stove will be a lot harder to clean.
see morelisted as a social hotspot, yet it is so hard to invite friends when they have to park 1/2 a mile away because only 30 guest passes are available to the entire complex.
see moreare a person who lives clean, they are about how many specks of dust you forget.

see moreParking is a little expensive, but it is nice to not have to be worried about finding a parking spot late at night after I get home from work.
