This place is certainly on the higher end of Eugene apartments, which is why I’m giving it 2 stars. To start, the apartment’s amenities were never really working. The gym is barely functional and the hot tub never worked. Repair requests are a joke: our apartment had numerous problems (like

my ground floor bedroom window not locking) which they said they would fix but never did. The bike cage is completely unsecure, as my roommate got his bike stolen from it and my bike was almost taken. The only positive aspect of this place is that the staff are awesome. If I could give this place 0 stars I would. I was left without hot water for 10+ days. While it was knocked out by the big winter storm and I would have probably been more understanding if the management was able to be reached. But low and behold there

was maybe one email the entire time and the office was closed with a note that looked like a ransom letter. I was constantly treated as a nuances for asking for things to be fixed like the elevator or window screen that were ducked taped in. One night one of the screen had popped off and a swarm of flys had made their way in. I spent a hours trying to get them out of my room with a vacuum. The place was promised to be cleaned by the day of move in but of course it wasn’t the top of the cabinet were an orange yellow color from greasy or smoke. They oven looked like it had never been cleaned and the all the light fixtures were coated in thick black dust and the floors were stained and very sticky. My mattress had a wet spot on the bottom of it. The hall ways were cleaned maybe once per term at once and only for potential renters. The elevator on the first day smelled like puke and feces. The staff is rude but I give them grace because most are over worked and underpaid however that is not excuse to be mean to your residents. All of the amenities were broken hot tub was broken almost all year the gym room is not anything.Please don’t live here. It is not worth what they are charging.

While Arena District boasts about the vast amount of amenities they provide, I came to found out that none of them are working. The hot tub has been out of order since the day I moved in, the coffee machines were removed after they finished tours, the water fountain is

unplugged, and the fire pits lack propane. On top of that, the fitness center is nearly pointless, with one treadmill and three different weight options. The hot water was out for ten days straight without any form of communication. The management is a joke. They fail to answer any questions or concerns and ignore phone calls regularly. After speaking to them about issue regarding my safety in my apartment, I was told that there was nothing they could do about it. When we finally came to an agreement, management failed to follow through with any of their promises. They have left me in an apartment with multiple appliances that do not work with no intention of fixing them. These issues have been present since day one. When I walked into my apartment on move in, the floors were filthy, there was lint surrounding the washer and dryer, mold in the fridge, and rust around my shower. There was no evidence of anything being cleaned since the previous tenants moved out. This apartment complex is horrible and the management is useless. I do not recommend living here.

I highly recommend you do not live here. We were out of hot water for 10 days at one point of time and the lack of communication and lack of action was unacceptable and no compensation has been given. There is a lot of wear and tear on the apartment

and the washer is moldy. There are no bathroom fans and falsely promised amenities. The fitness center is a joke (lack of equipment making it not versatile and accessible to everyone), the non existent hot tub is a joke, heck this whole management is a JOKE. There is no direct communication to people who actually have information on situations and it is infuriating. The fact they get $3400+ a month from a 4bed 2bath for below minimum service is unbelievable, and on top of that all their rates are rising 100 dollars for the next leasing year and so are their parking spot prices. I’ll end on this note: It is a slap in the face to tenants who lived through the absence of hot water for 10 days and not receive any compensation while new signees are currently getting offered one month of free rent. Where is my free month of rent Arena? It’s the LEAST you can do for providing terrible service.

Great apartment if you don’t need hot water. However if you do find a different place to live. The buildings broken infrastructure is not the tenants problem and 10 days with no hot water could only stem from incompetence or greed or both. No need to reply to this review unless it

is to let me know where I can pick up my check to compensate me for the lack of hot water.
