The location of the apartments are great for those who are attending BYU or need access to central Provo. Apartments are outdated, but doable for college students. However, all of the apartments are individually owned, so I am warning those who are looking into renting apartment #14. The owner/manager was

by far the most difficult landlord I have ever had to deal with. She expects rent to be paid on time, which is obvious, but then doesn't feel the need to cash the check until weeks after rent is due. She is overbearing about clean checks and will take any open opportunity to nickel and dime the tenant. I was charged a 35$ late fee for getting my rent in two days late, due to mail being stopped on a holiday. The other two tenants were not charged however, because one of their fiances helped install and new microwave and the others' name was under utilities. I could go on, but fair warning, DeAnn is an extremely difficult landlord.

I want to add to the post about DeAnn. She is a nightmare. She called BYU, in her own words, and told me they said I was not registered for classes. I offered to show her my schedule but she refused and called me a liar. I was genuinely scared

I was going to be evicted because of this misunderstanding that she wouldn’t let me prove. For cleaning, she brings a butter knife and scrapes the floors/cabinets/ showers to see if you have cleaned enough (which you never will clean to her standards). Even the best tenants have trouble with her. Just avoid the place and stress!

UNITS ARE INDIVIDUALLY OWNED. Apt 6 no landlord issues, 3 roommates, affordable, spacious, stair case separates kitchen and living room from bedrooms. Bathroom on bottom floor and upper, couch is dangerously comfortable. Quieter complex.

Worth the money, 10/10 would recommend, Great location
This apartment is a great find! Affordable price, homey feel, conveniently close to campus and downtown without feeling in the middle of it all! The ward is so much fun, and this apartment has gotten many (envious) compliments from FHE groups! Legend Real Estate is great management and responds quickly!

People always say this apartment is a steal and I couldn't agree more!

The apartment is clean and has been well kept, especially given its age! The washer and

dryer were newly purchased and installed less than a year ago, there's a closet under the stairs in addition to the fairly deep bedroom closet.

Such a great place to live! Two bedrooms, one private and one shared. One full bath and one half bath. It feels more like a home than college apartment. The apartments feel decently new for how old they actually are. I’ve lived here for three years because of how home-y

the apartment is and how fun the ward is! Walking distance to BYU and close to multiple UVX stops. Not a lot of people know about it, but I would highly recommend.
