I have lived at the Grove for a year now with my husband. The management is really friendly and usually quick to resolve any issues. The apartments are very clean, the in unit features are well made, and the maintenance is done timely. They are good about maintaining the snow

removal and keeping up with the landscaping. My only complaint is that parking is sometimes overcrowded and it gets worse in the winter. They also promise to build the club house (no gym, study room, etc.) but it has not been built in the year I have been here. However, they keep rent fairly cheap for what you do get. The location is also nice because it is tucked away from the busy Rexburg roads and close to Walmart. I'd defiantly recommend this apartment complex.

I love the spacious bathroom and kitchen, and I love the washer and dryer in the unit. When I moved in, there were several things that were really dirty, to which I put a maintenance request in for. It took about 2 weeks for those things to get cleaned. After

the first maintenance request, things usually got fixed within the week I put the request in. I was disappointed that there wasn't a pool or clubhouse available when I moved in, but was told it would be completed soon. It's been a year and a half since that time and they still haven't started it. The $300 non-refundable pet deposit per dog was a little high. When asked why it was non- refundable and what it was for the property manager told me it was for the upkeep of the property. I pick up after my dogs, as all dog owners should, but my dogs do pee on the grass and make it yellow, so I decided that it was a one-time fee, so it was okay. I asked before I signed a lease that if I planned on moving into a bigger apartment in the future, would I need to pay the pet fee again. I was told that it was a one-time fee and it would transfer. A few months ago, I was confirming what I was told upon move in, and was told that I would have to pay that fee again, regardless what I was told before. When I asked why, I was told that the pet fee was for the wear and tear of the apartment and that's why I'd have to pay it again. The fee goes with the apartment. (Upon move in, I was under the impression that the pet rent was for the wear and tear of the apartment but the pet deposit was for the upkeep of the property, like cleaning up after the dogs who have owners that don't clean up after them, and making sure the poop stations are stocked with poop bags.) I mentioned to management that the non refundable pet fee is mentioned as a one time fee, but since that isn't the case, if I still plan on moving to a bigger apartment, do I need to plan on paying all the other "one-time" fees? Apparently, the "one-time" fees only apply to certain fees, but not others. Super confusing. Because I was told one thing upon move in but told another a few months ago, and they wouldn't honor the information I was given, I no longer trust management. Therefore they get a lower star review.

Absolutely terrible. This place was supposed to be a premium place to live…and for a premium price too might I add. They look pretty on the outside but the inside displays the rushed and shoddy craftsmanship at every turn. We had random splotches of mismatching paint on the walls and

ceiling. We moved into the apartment in September and had high hopes. We were disappointed to learn that even though we would be paying full price for these apartments, we would not have access to the advertised “clubhouse” as it was not even close to being built yet. I think some sort of discount would have been appropriate since we were paying for amenities like a fitness center that we didn’t even have. I wouldn’t be surprised if their prices keep going up once it’s built. We were the first tenants to ever rent this apartment since it had been recently built and was brand new. However from then until now I had to place almost ten maintenance requests on this brand new apartment. Things like light fixtures going out, the blinds falling off the windows, paint peeling and sagging, and even water leaking from the ceiling. The maintenance doors on the outside of mostly everyone’s apartments would constantly fly open in the wind. Oh and my heater didn’t work half the time so I had to rely on my electric space heater to keep from freezing to death in the middle of Rexburg winter. I repeatedly told management that the water was leaking from the ceiling and into my bathtub causing stains and also dripping cold water on anyone who showers. The problem continued for more than three weeks with hardly any communication on when it was going to be fixed. Eventually this leak led to a hole in the ceiling as the water finally broke through after weeks of sitting and rotting away the ceiling. You have to constantly remind them if you want anything fixed and even then they won’t get around to anything unless it’s severe enough. It was the same for my light fixture too. On several occasions I found out on the resident portal website that my service issues had been closed out and marked as complete when no one had even showed up to fix the problem. The fact that this happened more than once is inexcusable. Yet I lived with it because of the housing shortage in Rexburg we didn’t have any other choice on where to live. And to top it all off at the very end I was accused of not handing in both sets of apartment keys after moving out. I had to literally take time out of my day and go back to the apartment after already moving out and have them pull up the video camera footage to get them to believe me and not charge me $80 for a set of keys I was no longer responsible for. TLDR: Terrible management and awful maintenance. Overpriced and cheaply built. They get away with it because of the housing shortage.

These apartments are nice and newer. Close to the main road and not far from Walmart. Comes with storage rooms. Looks nice from the outside.

After nearly a year of living here, our upstairs neighbors are so loud we frequently struggle to hear our tv over them. Both of our children and myself struggle to sleep through the night as they frequently take the middle of the night to throw their furniture, run and vacuum.

We love living here aside from them. You should definitely expect some noise in an apartment but not to the point you are loosing multiple hours of sleep every week. We have asked the staff several times for them to be respectful atleast at night and they have always been friendly but it has made little difference. Everything else living here has been great though maintenance does a great job, and everyone we’ve ran across aside from our upstairs neighbors are nice and respectful so I don’t think our situation is the typical here.
